Peel Logistics submits 800k sq ft Knowsley plans

Peel Logistics has submitted an outline planning application for up to 800,000 sq ft of employment space at Knowsley Industrial Park.

Development of the park, which accommodates approximately 600 businesses and employs more than 10,000 people, would enable the construction of large-format units to meet demand from major manufacturing or distribution companies.

The 36.8-acre site is the largest on Knowsley Industrial Park and has been vacant since September 2012. It offers access to more than 10 mega vault amps of power along with the potential for a rail link to the rear.

Matthew Fitton, development director of Peel Logistics, said:

"The submission of this planning application is a further example of Peel Logistics investing in sites to create oven-ready land opportunities for the occupational market.

"In addition, we are shortly to commit to a groundworks package of £1.5m to ready the site for development. Our investment will create a large-scale occupational opportunity which is all set to go."

AEW Architects and Indigo Planning are advising Peel Logistics. AEW Architects has designed three illustrative layout options for the site intended to meet the needs of a range of occupiers.

Steve Burne of AEW Architects said:

"We worked closely with the client to explore various layout solutions that provide varying levels of floor space ranging from 74,322 sq m (800,000 sq ft) for one large single unit, or options for two or three units totalling 64,500 sq m (720,000 sq ft). This is a great site that is perfectly suited to large-scale units."

Nick Fillingham, associate director at Indigo Planning, said:

"A flexible planning permission would help Peel Logistics attract either a single occupier or a range of occupiers with very specific needs. The site has been vacant for some time and following Peel's intervention, it can now be taken forward and brought back into active use."

Knowsley Council is likely to make a decision on the application towards the end of September.
